EQUITY LAND TITLE, LLC., a Florida Corporation, is a full service corporate title insurance agency, established in 1989. The founders of Equity are Gerald Greenspoon and Michael Marder, both principals in the law firm of Greenspoon Marder, P.A., located in Fort Lauderdale, Boca Raton, and Orlando, Florida. The founders
are real estate attorneys and through their law firm, have had extensive experience over the years in handling thousands of commercial and residential real estate closing and title insurance issues.
Equity was formed with the intent to provide service of the highest and most professional quality to the real estate industry, utilizing professionally trained personnel, including the attorneys and staff of the law firm. Equity is equipped with the latest in computer automation, which is used in order to achieve extreme efficiency and produce the highest quality of documentation in the least amount of time.
Equity is an authorized title insurance agent for: Commonwealth Land Title Company, First American Title Insurance Company, Fidelity National Title Insurance Company and Attorney's Title Insurance Fund, collectively representing the largest title insurance underwriters in the United States.
Equity provides all real estate closing services on behalf of buyers, sellers, lenders, mortgage brokers, real estate brokers and attorneys. The services provided include: title examination, title insurance commitments and policies, title search, title reports, escrow services, construction loan disbursing and servicing; preparation of buyers' and sellers' closing documents. Equity is also able to assist lenders and Realtors by arranging for items such as a survey, property insurance, property inspections and termite inspections. Real estate closings take place at the offices of Equity. However, whenever requested or appropriate, Equity personnel are available to handle the closing at the office of the real estate broker or lender.
Equity is centrally located in the Cypress Creek/I-95 area of Ft. Lauderdale, adjacent to its law firm affiliate. It is an ideal location to service the tri-county area. In addition, offices are located in West Palm Beach, Orlando and Maitland to service Central Florida clients.
What services can Equity Land Title, Inc. provide?
- Issue the owners and lenders' title insurance policies.
- Conduct a detailed title search of the historical records concerning the property. The purpose of the title search is verify the seller's rights to transfer ownership and to discover any claims or burdens on the property.
- Conduct a title examination of the documents disclosed in the title search. The title examination will determine if the documents were properly prepared, executed and notarized. We find and report any defects in the title to the home so that we can correct and clear any matters that can affect the property.
- Prepare all closing documents.
- Notarize all documents at closing.
- Collect all funds and distribute them to the proper parties; including satisfying any outstanding mortgages, judgments or liens.
- Hold escrow funds with an FDIC lender.
- Record all documents after closing.
- Facilitate the closing.
